We have a good knowledge of the villa rental and sales market as well as the photographic and descriptive techniques needed to best present and promote your property. PROPERTY PHOTOGRAPHY

Using high resolution cameras and lenses suited to this kind of photography, we are able to provide you with images in 4K, full high definition (HD) and web ready sizes as part of the standard photo package that we deliver. All images are individually adjusted for camera calibration, horizontal and vertical transformations, lens corrections (including for chromatic aberrations and profile), detail (including sharpening and noise), colour saturation and luminance, tone and exposure.

Harnessing natural light in conjunction with the normal lighting within the property and a photographic technique of multiple shots known as HDR (High Dynamic Range), we are able to recreate an aesthetically pleasing view similar to that seen by the human eye. Interiors are bright whilst still clearly showing details of the exterior through windows and doors. Exteriors are balanced showing dark areas in detail whist maintaining vibrant blue skies and white buildings at the perfect exposure.

360º VIRTUAL TOURS

The power of the 360º virtual tour is that it combines everything that is great about photographs and video and presents that wealth of information to the client in a totally interactive way. With the ability to look around each room, zoom in on any detail or to see where the pool is in relation to the house, there is no stone left unturned. And if you have a position aware device, such as some tablets and mobiles, turn on the gyro capability and just point your device where you want to look.

Combining the use of high resolution camera equipment, lenses specific to capturing 360º images and cutting edge software, we can create a virtual tour of your property. You can opt to just showcase one or two important rooms or exterior scenes (around the pool for example) or we can create a full tour of your property allowing the client to either quickly select the room or scene of interest from a menu or to wander from room to room perusing every detail that your property has to offer.

LOCATION PHOTOGRAPHY

We can allocate additional time whilst in the area to take additional location photography for use in your property promotion. If we have previously worked in the area, we may already have some images we’d be happy for you to use. If not, then we can take additional photographs to and from the area, as well as visiting any local towns or landmarks that are of interest which may improve your rental or sale potential.

It is also worth doing some investigation yourself. Interesting local activities (fishing, sporting, restaurants etc), noteworthy sightseeing attractions, as well as local festivities (with their appropriate dates) can either be photographed or at least added to the property description when this is created. Every little helps your competitive edge.

VIDEO AND DRONE FOOTAGE

We are STS-ES-01 and STS-ES-02 certified for drone usage in Spain and can provide you with full 4K (up to 60fps) drone video and aerial photography of your property. *Important: Please note that there are various restrictions on the use of drones in Spain (airports, military, nature reserves etc), but we will check this for you in advance, based on the location of your property.

We are also equipped and have the ability to provide full HD (up to 60 fps) & 4K (up to 30fps) video footage of your property and we can edit this to be suitable for web use as well as for upload to social media sites. We can also create video slideshows of your property giving clients or guests a more dynamic experience of your rental or sale property.

NOTE: The quality of the video is automatically selected based on your internet speed. Once the video has started, you can click on the Settings Cog (bottom right of the video) to set the quality to the level you prefer.

PROPERTY PROMOTION

We see hundreds of properties advertised for rental and sale which suffer from poor photographs as well as incomplete (and sometimes almost incomprehensible) property descriptions. These types of errors become apparent when for example you can see from the photographs that there are two bathrooms, but only one is noted in the property distribution and there is no description of it.

We provide a full walkthrough style write up of the property, describing each room in detail. The result is that the reader has a full understanding of the property and its layout. We also provide a detailed itinerary of the facilities of the property which covers the list of options detailed in the facilities sections of the major rental and sales websites.

With clear, appealing photographs and a well-crafted description, you are well armed to start promoting your property yourself or for us to add it to the most appropriate websites for your type of property.

WEBSITE DEVELOPMENT

We offer a complete website development service. We can help you to procure and register a domain name, provide you with hosting services, and get your website with associated email addresses up and running.

Today there are lots of great responsive templates available, at minimal cost, so it makes sense to choose a template to start with and tailor it to suit your needs. By doing this, we can keep the cost of the overall development down.

Within the website you can include (but are not limited to):

Slide shows, videos, social media links etc.
Availability calendars.
Contact forms, maps and mailing lists.
Blogs and galleries.

For our website services, we will give you a complete quotation, breaking down the work to be done and all of the costs. The quote will also include the cost of domain name registration and renewal (annual fee), hosting services (annual fee), the website development (one-off fee) and photography/description services (one-off fee).

COMPLETION AND DELIVERY

On completion of the work, you photographs will be loaded onto your own private file location (cloud based) and you will receive three sets of images in the 4K, HD and web ready format. The sizes of these formats are as follows:

4K – The accepted final resolution for this format is 3840 x 2160 pixels.
HD – The accepted final resolution for this format is 1920 x 1080 pixels.
Web ready – These images are delivered at 1200 x 800 pixels.

In addition, if you have requested a property description and distribution service, this will be delivered to you as a Microsoft Word document as well as a PDF document and will be uploaded to the same file location as the images.

If we are going to add your villa to any of the currently existing online villa rental or sales websites, then we will need to discuss this with you in more detail at the time. We will need to work with you in order to create the necessary accounts, making payments facilities etc.

UPDATING WORK

We are happy to provide you with an update service for any of the above. If any part of your property changes (redecoration, new furniture, new pool!) then we can provide new photographs and an updated description which just relates to these changes. This can be done on an hourly basis or we can provide you with a fixed quotation. If the work is not urgent, then it would be more economical to let us know in advance so we can schedule the work to coincide with other jobs in the same geographical location.

Similarly, once we have completed your website development, we can hand this over to you in totality, or we can continue to maintain the site for you on an ongoing basis. We have a number of customers who prefer to work this way and they occasionally will inform us of a change that they require (maybe rental prices at the end of the year, for example). We simply make the changes that they request and bill for the time spent. And before you panic, for most customers, that amounts to no more than a couple of hours in the whole year.
